We've put our association online to provide you with more convenience and a wealth of online services and opportunities to share ideas and information; get news and announcements; access an online resource center for important association documents and forms; join discussion forums; utilize the member directory; and much more.

If you are new to the service, be sure to complete the Sign Up information to receive a password to the private and secured portions of the site. Use the name and address that is on your billing invoice to register. Any variation from the billing information will prevent successful sign up.
Lake Braddock Association is a community of 1,298 units, a mix of single family and townhouses, one of the very first master planned unit developments in the country, incorporated in May, 1969. The community was recently recognized by the Washington Post for its unique style of contemporary homes in its Raintree Section, and also for its extensive and varied Christmas decorations by individual homeowners. This community prides itself with its 27 acre lake and a small farmer’s pond. The lake and pond add scenic and recreational value to the community. There are walking and jogging paths around the lake and pond as well as through the extensive wooded areas that surround the community. The community is very family oriented and has installed and maintain several tot lots. There are two swimming pools, four tennis courts, a boat ramp, a dock and a community center.
Lake Braddock residents are very active in their community supporting the Boy Scouts, Salvation Army, Goodwill, Ecco, local Churches, Rescue Workers America and the Burke Volunteer Fire Department, and their own Lake Braddock Swim Team.
The volunteer spirit is very evident by the participation of its members in its varied committees. These active volunteers support the following committees; Covenants, Landscape and Grounds, Architectural, Lake and Pond, Communications (Newsletter and website) Neighborhood Watch, Social (providing holiday activities for the children) and Budget.
OTHER ITEMS OF INTEREST
- Through its covenants procedures, the Board of Directors, the Covenants Committee and Management work with homeowners to resolve any conflicts or issues. A homeowner may report a violation they observe in the community. A letter is then sent to the homeowner in violation requesting that the issue be resolved. If the matter cannot be resolved via letter request, the association will set up a covenants hearing where the matter can be resolved.
- The Neighborhood Watch Committee of LBCA work with block captains who have become very proactive. They talk with their neighbors and report any suspicious happenings, and update each other on crimes in the area. The Neighborhood Watch fights the isolation that crime both creates and feeds upon. They work to forge bonds among residents to help reduce burglaries and robberies, and to improve the communities relationship with the local police.
- The community has a recycling program through its contracted trash company.
- The budget committee meets annually to prepare the budget. Using past information from the operating budget, they review line item by line item and review expected future expenses. Questions and comments are made after each budget category. The committee prepares its budget and submits it to the Board of Directors for approval.
- The Association provides information through a welcome package to each new resident. This package includes a welcome letter from the President of the Board, trash pickup dates, rules and by-laws, a homeowner directory, committee functions information, and copies of any forms that may be required.
- The community newsletter, “The Buoy” and their website, provides timely communication between the Association and its members, their family members and/or their tenants, concerning matters of particular concern or interest to the association. “The Buoy” publishes 10 issues annually providing Board minutes, Presidents message, Managers update, Scouting information, Committee Reports, and Meeting Notices, notice of events as well as other information.
- As an orientation for new Board members, the Association attorney attends the first meeting to advise them of their fiduciary responsibilities. The are provided with copies of all current contracts, budgets, active resolutions, covenants and by-laws and the most current POA.
- The Board of Directors provide for strategic planning and goal setting as a regular matter of business at each monthly Board of Directors meetings.
- The community conserves energy by making sure that all electrical pumps, motors and lighting equipment are, when replaced, high energy efficient products. As an effort to save water, the association completed renovations of its largest pool, to prevent leaking and water loss, and plans are underway to do the same for the other pool.
- The association maintains current information at the on-site office from the local police and fire authorities with regards to emergencies. Information is also provided periodically in the newsletter and on the website.
